Why it’s different for you
No lead fees — ever
You never pay to see a job or place a bid. Nobody here sells your number, and you're not buying a homeowner's number that four other outfits also bought. Home Sapien is paid through the transaction. We only do well when real jobs happen.
Paid for approved work, not promises
The homeowner funds the job before you start, through Stripe, our payment processor. The money sits held while you work and releases in stages as they approve it — no “check’s in the mail,” no chasing invoices, no eating a non-payment at the end. If a homeowner doesn't respond, a completion request auto-approves after 72 hours, so payment doesn't stall on silence.
Blind bidding — win on the work
A few vetted local pros bid the same written spec. You never see their prices, they never see yours, and the homeowner's phone number isn't the prize. The job goes to the best bid, not the fastest dialer.
Know the job before you roll a truck
Every project comes written down: size, materials, what the homeowner wants, so you can put a real number on it from the shop instead of burning a trip to find out it's not your kind of job.
How we vet pros
We verify every pro’s license and insurance before they bid. The bar stays deliberately high. Homeowners trust the few pros they see, and that trust is what makes these jobs real. It also means your bid isn’t drowned in a crowd: fewer, better contractors is the whole point.

What does it cost me?
Nothing to join, and there are no lead fees, subscriptions, or pay-to-bid — ever. We’re paid a commission through the transaction, only when a funded job completes, priced into the job rather than carved out of your margin. Founding pros will see the exact terms in writing before anything goes live near them — no surprises mid-job.
How and when do I get paid?
When a homeowner hires you, they fund the job up front. That money is held safe. It's real before you load the trailer, and it's released to you as the homeowner approves the completed work. How releases work will be spelled out on each job before you bid.
What happens if there’s a dispute?
Flag the project and we’ll hold the remaining funds while we review. Settlements reflect the verified value of the work completed — that process is still being finalized with counsel before the transaction service opens publicly.
Is this just another lead site?
Lead sites sell contact info, yours and the homeowner's; that's the product, and you pay every month whether those leads turn into work. Here the job is the product: a few vetted pros bid each job blind, and when you win, you start with the homeowner's money already held. The cost is contingent, not sunk — we only do well when the job happens.
Where is this opening, and when?
We're starting with outdoor projects in Utah and opening one area and trade at a time, as soon as enough local pros are on board to give homeowners real competition. Founding pros hear first, the moment their area opens.
What happens to my info?
We use it to verify your business and to reach you about your area — that's it. Never sold, never shown to other contractors, no spam. If you change your mind later, one reply takes you off the list.
