These terms govern your use of Home Sapien. By using the site or service you agree to them. You must be 18 or older to use Home Sapien.

What Home Sapien is

Home Sapien is a marketplace that connects homeowners with independent, vetted contractors. Contractors are not our employees, and the construction contract is between you and the contractor you hire — Home Sapien is not a party to it and does not perform the work.

Estimates are ranges, not quotes

Estimator ranges are informational, based on typical projects of the size and location you enter. They are not bids, quotes, or a guarantee of price. Your actual price comes from competitive bids on your specific scope and may differ.

Your project spec

You author and confirm your project description, and contractors bid on what you confirmed. We review specs for quality before they open for bids, but we never edit them.

How funds protection works

When you hire, your payment is held by our payment processor (Stripe) and released to the contractor as you approve completed work. Approving a stage releases those funds. If you don’t respond within 72 hours of a completion request, that stage auto-approves. The funds are held by the payment processor, not by Home Sapien — we are not a bank and we don’t take custody of your money.

Disputes

If something goes wrong, flag the project and we’ll hold the remaining funds while we review. Settlements reflect the verified value of the work completed.

Acceptable use

Don’t use Home Sapien to post false information, infringe others’ rights, or attempt to bypass the platform to disintermediate the people you’re matched with. We may suspend accounts that abuse the service.

Disclaimers and liability

Home Sapien provides the marketplace “as is.” Because the work is performed by independent contractors under a contract between you and them, Home Sapien is not responsible for the quality, safety, timing, or outcome of a contractor’s work. To the extent permitted by law, Home Sapien’s liability arising from your use of the service is limited. (The specific limitations, warranties, and dispute-resolution terms are being finalized with counsel before the transaction service opens publicly.)

Governing law

These terms are governed by the laws of the State of Utah, where Home Sapien is based.

Changes to these terms

We may update these terms; we’ll revise the date above and, for material changes, give notice. Continued use after an update means you accept the revised terms.
